I dont like it, but I am biased against them. I think they are bilking you out of money you could negotiate on your own.
Many of those items he is negotiating for, we include in our regular O&G lease, and the rest of them we would include upon request. The bonus is all he is really "negotiating" and he doesn't have any more ability to do that than you do.
