What Price Are You Getting for Gas? Last Update: March 25, 2011

Hello Everyone,

 

Here are the latest numbers.  If anyone else wishes to participate and provide data for my survey, please follow the instructions below.  I welcome all data.

I am now asking each respondent to provide me the following:

Section/Township/Range -- everyone (if you are in Texas, tell me your county, and the survey)

If you get your check from Chesapeake, please tell me:
Price received (before severence tax)
Does your lease entitle you to cost-free royalties?

If you get your check from one of the others,  please tell me:
Company you leased to
Company who is operating the well
Gross price
Please tell me each deduction, and the amount.
Net amount (before severence tax).  [I know, gross minus deductions ought to equal net, but I just want to make sure.]

What month was the $1.86 price for? 
I just got my royalty check for November from Chesapeake, and the price was $2.65.  I'm not showing any deductions either.       
Roy, Could you publish the list of "expenses" so I can have an idea what to expect. I also have the clause re: enhancement of gas.

Here are comparison NYMEX Future Expiration prices for October versus your price versus my price from CHK versus my price from another company:

Normally, a cost free royalty owner should expect the operator to pay NYMEX less $.10/mcf to $.20/mcf for basis differential less $.16 for severance. Thus for October you should have expected to receive net of approximately $3.577/mcf to $3.477/mcf. I got close to that from the 3P, but you and I were hosed by CHK.The highest I have seen was an adjacent landowner who got $3.80 for October from yet another company. Incidentally, my lease for both CHK and 3P were the exact same "no cost" royalty clause. CHK should get ready for a landowner Egypt.

See Les B.'s post today of Basis Differential for three pipelines off NYMEX. I agree with your statement that "CHK doesn't go by NYMEX" in paying, but CHK doesn't get close to NYMEX in gross price while the charts indicate that pipelines regularly pay much higher prices for Haynesville NG with much lower basis differential than CHK.

 This has probably been discussed before but if Cheasapeake drilled in a section but you were leased to Comstock would they (Comstock) be looking out for you as they get 75% /25%. Would it be a better situation than being leased to Cheasapeake?

 

Good question, Ken.  But is their a way to tell if the operator is paying the leasor and leasee the same price?
In a case like this most likely Comstock has a working interest and will receive and sell their share of gas produced. Comstock would pay the lessor, based on the price they sold the gas.
 Thank you for your response. I know this section was narrowly controled by Cheasapeake and what you posted seems to fit.

I have a real need for data in the category of people who did NOT lease to Chesapeake, and are having deductions taken on their statements (i.e., you don't have "cost-free royalties").  If you are in this group, please take a little time and provide your prices to me.  This part of the database needs more respondents.  Please friend me, and send the data via GHS mail.
