ROW price per rod in Section 13 of Desoto Parish

Question: Does anyone know the going price per rod for a water disposal pipeline across my property in Section 13 of Desoto Parish?

The offer is $450/rod for a 20' right-of-way easement for this pipeline. This pipeline will follow the route that this same company currently has on my property(installed about 2 yrs ago).

should be similar to any pipeline ROW varible to pipe size etc. makes no difference to what goes thru pipeline- oil-NG-contaminated chemical water or whatever.

Gayila,

I have no idea of the "going price."  But, for what it is worth, a year ago, I granted a 30' ROW and a servitude for a 16-inch gathering line.  I was paid $500/rod plus $2500/acre in damages.  I have no idea if this is pertinent to your situation. The ROW and servitude were granted for as long as the company chose to operate the pipeline.

Gayila--- are they wanting to increase the ROW easement next to present pipeline by extra 20' or are they laying the water pipe within present easement? $450/rod for 20' permanent easement probably top dollar and they probably know from negotiation with you before that 450 is what it will take to get you to agree.

They want to use the 20'  ROW that was the work space for the present easement installed 2 years ago.

Gayila B---so they will expand the permanent easemaent by extra 20' then to I assume total now would be 50'  yes? Do they need another temporary easement for construction? I think I would negotiate them putting the water pipe into the present 30' easemant if they would do that take the money and run to the bank. If not would a extra 20' hurt your property? Most have little to no effect on farm land. How many rods length is your line? If extra 20' would not be problem for you $450 rod is good deal IMO. Just make sure the ROW agreement is written to protect you.

How much if any will they pay to run a water line accross your property and can they just put it in along ROW without permission.

Among other things... The R-O-W agreement should spell out specifically how many lines are put down.  One, two, three pipes in the ground.
