I just bought a house sitting on a few acres of land (and got the mineral rights in the deal) in an area that is being actively drilled. There are a multitude of wells in surrounding sections already drilled and producing, some in the CV and some in the HA. I think pretty much every adjacent section has some kind of well, permit or current production. The section this house sits in does not have a well on it but a very large pad was recently prepared and I believe this section will be the next one in the area with a well.

Since I just bought the property I will be contacting the leasing agent for the drilling company (Chesapeake) to see which broker works this area and seeing if they want to make a nice lease proposal or if I want to go unleased. I'm prepared to go either way.

Since I have had no prior contact with the O&G's, how would I found out if this section had been unitized with any of the previous wells in the area? At this point in time I would not know if I was due any royalties from production that included prior unitization orders. Is there a place on SONRIS that would have this info or do I need to look elsewhere?

And from the pros that know, what would be your philosophy and/or strategy if you were in my shoes and were in this situation? My land is just a tad over 4 acres and is in S33,T16,R15.

YOu need to see if you were leased by the previous owner first. Your sale would have been subject to the lease.

As the new mineral owner, you would receive royalties based on that lease.

If you are unleased...proceed as you suggested by contacting some brokers, or wait till they come for you.

The map on SONRIS shows no HA units for your section, but it probally is not up to date. Look for unit orders in your field, Johnson Branch or Keithville i'm not sure which, DNR's office of conservation can help you. The office is on the 6th floor of the State office building on the corner of Fairfield ond Jordan.
Thanks for your reply, Baron. A previous lease for 3 years and no option was signed in March of 2005 but has expired. The property has been vacant since before the expiration of that previous lease and there was no mortgage subordination agreement and continuation of lease filed on what was a foreclosed property. I'm as certain as I can be that I am not currently bound by the terms of an existing agreement.

Where on SONRIS do you find "HA units" for my section? I see you reference a map, but where do I find that map?

Also, I do not have a map for that area which shows the sections. I know where my property is located as well as where the new pad has been installed. From Google satellite and map views I can see that these two locations are slightly over 2000 ft. apart, but I don't know where the section boundaries are located. Since there is no sign at the drilling site, I would like to get see if this site is within my section. Does SONRIS have a section map that I haven't been able to locate at this point or do I need to go to the courthouse and look it up there? Are other maps available that would show me section boundaries for the parish?

I'll try to walk you through the mapping system on SONRIS. I've been fooling withit for years, but i'm still learning and new features are constantly added so it may take some tinkering with...

Go to the SONRIS main page. make sure any pop up blockers are off.

On the left side you will see "interactive maps", clickmon that.

It may take a few minutes to load up (sometimes you need free software available on their site.)

You can zoom into your general area with the magnifying glass tool. Make a box and it will zoom in. Don't worry about being exact yet.

Under the "layers tab" click on the "+" by Boundries. a list of options pops open. For now click the box by "Townships"

Township and range lines will come on the map. A grey "T" will appear. click on the "T" and the lables will come on. If needed, You can select the hand tool and grab the map to pan to your township. Zoom into your township now.
With your Township in veiw, repeat the same process for "Section Lines"
Now Zoom into your section.
Now for the fun.....


Open up the "imagery and maps" list on the layers tab
You can also overlay all wells under the "Oil and Gas" list, the HA units,

Try putting on the active wells, and the Bottom hole locations, This will show you the Horizontal wells.
Baron, that info was the BEST. Thank you. It seems as though the pad I had found is not in my section (it is a permitted well in section 28, serial number 238696) so I might have liked a different outcome better, but accurate info is what I was seeking and this is a resource I will continue to use in the future. I don't really understand the "bottom hole locations" since they seem to completely litter the map when I overlay them. I'll keep monkeying around with it however.

Try zooming some more. A horizontal well will have the surface location and a pbh (probable bottom hole) location with a line between the two showing the approx. location of the lateral.

This will also show some older direction wells used to go under rivers or lakes. There is no way to tell the diffrence on the map, only in the well details or permit.

Try turning of the photo imagery, it might clear up the picture enough to see what i'm saying.

As I said, it just takes some time and fiddleing to fiigure out all the features.
