Has anyone recieved letters wanting to buy mineral in this area. I understand that some are getting offers of $16,000 to $18,000 for their reserved minerals to Suncoast/Chasapeake.

Linn Energy (LINE) is better than both CHK and GM. Costs 11$ pays 17% non taxable. They've allocated 100M for share buy back. Morningstar target is 40$.
At least for now. We'll see what our new congress does to capitol gains.

I don't think anyone believes that capital gains taxes will go down!
pretty simple to me.

less than an acre................sell

more than an acre.............lease
Or if your broke and need the money, or 65 years old and don't want to wait lease, then sell all or part of your royalty.

Or if you think it will take a long time to get drilled on, sell part of your minerals, they may even prescribe back.
Baron, what I am dealing with is an entity that may be tax exempt to a certain extent, with more than 30 acres and a mineral reservation that will run out in about 2 years. I haven't looked at the proposed deal but I will tomorrow. This may be some BS I have no idea but I will get to the bottom in the next couple of days. To the shalers, do you think that this area will be developed within the next two year time frame?
Maybe they will drill just to interupt prescription.
I think if someone offered an amount like that above for the leased mineral acreage we have I might sell and I'm not broke or 65 years old. If you have a good amount of acreage then it is a pretty big number.
A Longview,

You can always sell a portion and keep a portion.
Its called having your cake and eating it too.
Where do you find individual investors looking to do this sort of thing? I am leary of the website companies you see as I have never heard of any of them.
don't be to afraid of the buyers on the internet, just make them send a real person to you.

Meet with their rep, shake their hand, but don't sign until an attourney looks it over. don't be afaid to call multiple firms, let them know thats what you are doing. Competetion is good for the landowner. Don't let them rush you.

By the way goshdarn, I do not buy minerals or royalty.
I appreciate the info and honesty!
