My question is with the low prices of natural gas what is your opinion on companies like Chesapeake  and others will do with leases that are about to expire? I live in Sabine Parish Noble area and lease will be up soon. Thinking it may be a good thing if they do not release so I can renegotiate lease terms, Depth clause, cost free royalties etc. Any feedback will be greatly appreciated. Thanks

Have you checked to see if there is a well permit for your section? Operators are not required to notice lessors when they permit a well.  Sabine Parish, Noble area is insufficient location information.  You may get more specific responses if you post your section-township-range.

Thanks for replying Skip. Don't really know where to look for permits but Im in T-8  Sec - 11 R -13w.

Are your minerals in Section 11 - Township 8 North - Range 13 West? Or Section 8 - Township 11 North - Range 13 West?

Should be written:  S11 - 8N - 13W (section-township-range).  This section has a Haynesville Drilling Order with Forest Oil as operator.  I doubt that Forest will drill it but there are other operators with adjoining units that might be interested including Chesapeake and Comstock.  If was a Chesapeake unit, I would think the odds were good you'd get a well before your lease expires.  With Forest as unit operator I wouldn't hazard a guess.  Good Luck.

Sorry about that Skip. I am leased with Chesapeake. If Forest doesn't drill do you think they will let it expire?

Forest could easily have Chesapeake develop the unit if Chesapeake wishes to do so.  The company holding the unit order has the right to select the operator.

If your lease expires, ask the company to file a release in the courthouse.  Not that it is necessary, but it makes it very clear to future companies that your land is, indeed, free of that prior lease.

Thanks Skip and Henry for your input. Just gonna sit back and wait for now. Feel blessed with what I have  already received. I know at this point everything is just pure speculation but you guys on this forum know a heck of a lot more than I do.
