Anyone on Cane Bend in South Bossier been contacted? We have been in contact with Chesapeake, and have received the standard $5500 offer, but understand it'll be more if we all band together.

If you're interested, please post, and we can start assembling a group!

I live in Cane Bend, but there is at least one producing well in our section. Probably the mineral rights have already been leased years ago. Not sure if the lease extends to the depth of the Shale.

Jim,
Please see my post on South Bossier thread.
I discussed with Jenni information about Cane Bend.
Twin Cities sent me a letter for other property that was under lease. I wouldn't put a whole lot of faith in their title folk at this point in time. I imagine everyone is missing items though.
I agree about their title work, but unless we have our own title company do the research, I would not know how to begin to trace the mineral rights. Looking into the Sonris site, i think it was 15 wells in our section, with only 3 currently producing, everything else was P&A or shut in.

I expressed my concern to the Twin Cities rep about being held by production, and IF I can believe the twin cities guy, he told me that at least in my case, my property was not included in the existing leases in the area. I would assume that would probably hold true for the other properties on Cane Bend Drive, but of course only an assumption.

I contacted another Cane Bend Resident today that said they have not been contacted about leasing but would be interested in joining together if we really do still retain our mineral rights.
Jenni,
I am hoping we all own ours. I have not research this property past looking at SONRIS. The 3 wells are gas so (buy my best understanding) they would hold this property by production. It could have been such insignificant production that it was not reserved. I was only trying to inform him of the possibility.
I will keep you both informed.
I believe that if we are not HBP we are in an area that should get the $20000 that have been discussed in other areas.
I think so much of S. Bossier is HBP that the companies have not been working it hard.
So much the better for us all.
THANKS
I guess my edit didn't make it in my last reply. I was still learning Sonris and found the features for active leases and existing wells on the map. It does appear the entire section 15 is leased, but I still want to confirm.
I'm in section 15 and have not been contacted yet!
I do too. I think that Twin Cities should be more careful before they make statements. It's just business for them. It can be very emotional for us.
Group:

Suggest that your lease has a no warranty of title provision, even as to the return of the bonus consideration paid in the lease. This gives you coverage that even if they find out later that your property may be HBP or you do not own minerals, the onus is on them that they took a bad lease, not that you accepted monies that should not have been paid to you that they would then ask for or sue to get back.

If they are going to run title at 100 miles per hour, let them be charged "stupid tax" for taking the bad lease. Your angst over not getting to play in the HS can be soothed by cashing a four-figure check for a subdivision lot.
