It sounds very low to me.  No one could expect you to allow 30 rods (=495 feet) of pipeline on your land for $500 total.  Either the guy who made you the offer is clueless, or he just misrepresented the offer.

The going rate in desktop parish was 500 a rod and that was a couple of years ago plus damages. If I'm approached again I'm m also going to include annual rental.

not for 30 rods, 500/rod is/was the going rate.

The company said the 500 for 30 rods was paid  bc this was the proportionate amt for the $3000 per acre.  They said they already have rights to lay this pipeline   I guess from the lease???We got 400.00 per acre when we signed this lease

FYI  ..my attorney put in the agreement that ONLY the gas/oil from wells in my unit would be used for transport thru the pipeline here.  If the company wants to transport product from another unit they have to pay for the use. 

A timber company pays more then that to cross land and that's temporary use.

No.  I would think between $200-$500 per rod plus damages.  Also, read the agreement carefully because it is there forever!   Companies are generally pretty good with landowners and negotiations.  Just come at it with some knowledge.

Henry the letter I got showed the plot and locations of the rods. 30 were on my property, which is 500ft across the front of my prop. also they called the other day to ask me if they could cut the scrub trees and dig a ditch to put them in bc it would cost too much to have them hauled off???? thanks for the help

Emily, You might consider getting an attorney involved. If you were to get the the going rate of $500 a rod you'd be looking at around $15K+. A lot of times you can get your attorney fees included so that your not out anything.

Emily if the pipeline is going along the front of your property near your road frontage hit them hard. This greatly affects the value of your property.

Also Emily when they dig a ditch to bury the logs it predisposes you to sink holes as the trees decay I've already had to deal with this make them haul them off.
