So what does everyone think about the future of NG in Shelby County

While we all understand that the days of outrageous signing bonuses are probably over, what is everyones opinion on the future of OG exploration in Shelby County. I am one of those people that passed on a lease earlier this year and even though the signing bonus was not significant it might of been a missed opportunity to get a foot in the door or at least that is one thought being mentioned in my house. So in the end where does everyone think NG is going and what impact will the incoming administration have on it?

Well Miss Sooner, I have been called many things and I suppose I dont mind being called silly too. I definately dont believe much of what I read on this site.
Of course I would prefer that someone reputable would come to my property imediately, drill 5 vertical or 3 horzontal wells to maximize the production on the acreage and then bonus money wouldnt be a big issue at all would it. Had Devon or Cpk or Petrohawk came in and made a good offer months ago i probably would have leased too. However, some of these folks who are leasing or have leased for little to nothing just to have it leased with the hopes of getting a well drilled will be sitting there for 5 years under lease with nothing to show for it. Maybe they will expire and get to lease again but I doubt it. More likely they will get pooled in a 710 acre and be held by shut in royalty or by a little production to hold the property under lease. If you remember Cpk is in the game of selling proven reserves. Which means they dont have to pay you squat for it while its in the ground but they can sell it just like they had already brought it to the surface. Wake up, this is not a checkers game its chess. I am very happy for those who have already leased for nice bonuses or will have a well drilled in the near future. I'll smile all the way to the bank with them. I am greived at the ones who got taken advantage of and hope they end up with a fair shake through this. Either way its all good.
Money now is always good. Heck I'll even take stock now instead. But beware the guys who would have you believe that if you sign today they'll come tomorrow and make you rich!

Good luck trying to impart wisdom on this character, he actually believes the words coming out of McClendon's mouth! His acreage is worth a million per, but for some reason he has a big piece right in the middle of the HS sweet spot that remains unleased. I am sure once they all realize the gold mine he is sitting on, they will all come running and hike their lease bonus offers to 20k per acre just to get it. Or instead, they could just decide to drill the existing tens of thousands of acres they already have, which will last for years, and forget all about him.

I predict the latter.
While it seems that this topic almost died on the tree, I am glad to see active discussion has come to the top now. While I understand the risk of not signing a lease I also understand that what my wifes family has counter offered with is reasonable and profitable for all concerned in my opinion. Of course a couple of months ago my wifes family had no idea about the MR's that they own and that might cause the apprehension to go down somewhat in that we were not aware until then. The way we look at it is that if and when we sign a lease we want it to be profitable for everyone concerned. While 50% royalties do sound good, a reasonable person realizes that wont happen. Anyway I hope that everyones Thanksgiving was good and everyone realized that there is so much to be thankful for.

Dont really look for 50% I was just poking fun at the land men. You have to be comfortable with what you sign. Be informed, dont rush, dont settle for less than 25% and whatever bonus you get is what you have to live with. Much more important than the bonus is the terms and wording of the lease. Be careful, wrong wording in the lease will cost you plenty.
