You will be happy to know that I have discovered who offered to lease my mothers property in Caddo- Kouga Energy- I spoke with the representative today and they are offering $1000 an acre and one fifth royalty. Our lease expires with CHK Jan 20th. My husband, who is in the oil business has never heard of this company and I was not able to find anything about them on the internet. The rep did say that they had leased in this area. Any of you out there ever heard of this company????

Agent is Clyde X. "Trey" Copeland, III, Esq. Ridgeland, MS address. Represents some O&G, but mainly commercial, real estate, and development businesses. Daddy (Jr.) is a surgeon in Jackson area. Trey is in his mid-to-late 30s. He may be 'somebody' in this company; my guess is that he just a legal advisor and registered agent.

Kouga does not operate a single well in MS or LA. At best, IMO you're dealing with flippers/speculators with some individual deep pockets looking for some cash turns and some ORI. That doesn't speak well for having your interests at heart. Your lease is currency, period.

The offer: Money is poor, 1/5 RI even in this environment is a joke, unless dealing with shallow, depth constrained leasing. Nothing below top of Hosston, unless they limit to just the Hosston, or the just the CV. If they can't reveal their client, or want you to take a long-term draft or sign a commitment agreement: run, do not walk.

I'm not sure what you mean by "standard" lease form, but your terms need to be constrained and restricted specifically to what they are looking for. As weird as this situation feels, I would even constrain them strata-wise top and bottom, no extensions, minimum royalty payment to maintain lease, unless they can reveal and lease you to the client/operator.

There's probably more to be found, just have to dig a little harder. Try these leads out, and see where the trails go. Right now, I'd be real skeptical.

linda: followup- do any of your contacts have a clue as to who their 'rep' is? What is this guy's name? Is he a seasoned landman, or just some greenhorn or outta town 'dude on the scene'?
Reps name is Sebastian Greaves. He did tell me that they have an office in Shreveport and do business in MS. Very skeptical--especially after speaking with him. Do not plan to lease to him.
We have 91 acres in Section 4 l4N 15 W. Leased 3 years ago to CHK before we all knew about the Haynesville. We were told in August that they would be moving onto property in 3 weeks to drill 4 wells--then told we were on the rig list--then told they were in the process of releasing the 200 acres they let expire in June havent heard anything in about a month. I live in Lafayette so I get my information from the guy who has the property next to mine.

I Live in the Stockwell area of Bossier City. My neighbor across the street from me, said that Twin City is bugging them to lease their land (1/4 acre) for $1500.00 an acre and 22% royalty. The Lady that is calling and shows on their door step, said that there will not be any large offers. She also said that they would not work with any large groups. I find this hard to believe. If they need your land they will pay whatever it takes to secure it. Anyway this is my opinion and I am sticking to it.
Looks like "divide and conquer" to me.

That sounds great to me because we wont be working with Twin Ninnies either. (LOL)
If you had checked with the Louisiana Secretary of State Commercial Division you could have pulled up Kouga Energy Group, LLC with an address of 120 Augustine Dr. in Madison, Miss. It was registered to do business in Louisiana Oct. 3, 2008.

Go to the Mississippi Sec. of State Commercial Division and you'll find the LLC registered there June 28, 2008 and at the time there was no office address listed.

The only names shown are the agents of record...most likely the lawyers that filed the papers in Miss. and La. Officers and directors are not listed on LLCs as they are with corporations.
