Unfortunately I live out of state and am confused about ogm leasing and/or drilling activity in the Kentwood area.
I signed a lease in 2012 permitting exploration, but have since learned that my land is too close to Kentwood Spring Water for fracking. I own 28 acres on Allen Rd. Does anyone know if there is activity in this area?
I would like to sell my land, however do not know if keeping the mineral rights (or at least 70% of them) would be wise if my tract of land in not in a desired zone. I've recently had several offers, $3500 acre including mineral rights. Does these seem reasonable?

Look on your lease and post the section-township-range location for your minerals. The proximity to Kentwood Spring Water is of no importance. The aquifer used by the company and the TMS depth is likely separated by 2 miles of rock including several hundred, at least, impervious layers. Depending on the location your minerals may be worth a good deal more per acre than the surface. Sell the land with the minerals or without. Just know the value and price what you wish to sell accordingly.

Joan, I don't deal in land so I can't comment on that value. If you would like some other member to weigh in with an opinion of the surface value you'd need to describe it. Timber, pasture, ponds, etc.
As to the value of you mineral right, it could well be worth $3500 per acre, or more, by itself. Although there are no wells permitted or drilling in your immediate area there will likely be some in the near future. Possibly before the end of the year. If so that will help the value. The value is a combination of the physical location and proximity of development activity and the terms of your lease.
