Has anyone been contacted by letter from Blue Ribbon Energy LLC Oklahoma City, OK for agreement to lease for $400 per acre, 3 year lease with a 2 year option , 1/5th royalty? Contacted in February 2015 and no lease received as of May 27th.
Talked with Blue Ribbon and they gave me a vague picture of trying to interest investors in developing a lease project in the Louisiana Haynesville shale area. At this time geologists are analyzing data to determine the specific areas to be leased. The land description does not fit the land we own and upon questioning they replied that the mailing list was comprised from a preliminary survey of tax records. When completing data analysis ownership records will be searched and leases prepared.
Sound a bit like a fishing expedition to me.

Keep in mind that with the current economics of long lateral Haynesville Shale wells the projected EUR has increased sufficiently to make Tier 2 rock worth leasing. It's only slightly surprising that lease offers are being made under the current commodity price picture. A 3/2 lease term allows the lessee to hold off on drilling long enough to possibly realize stronger future NG prices based on new demand. Both of the offers mention are reasonable, fair market IMO excepting that Outstandingguy did not state the royalty. For those with modest acreage both are acceptable as long as the standard beneficial and protective lease clauses are included. For those with larger acreage interests I would suggest trying to negotiate a little better royalty. 1/4 would be ideal but 9/40 would be acceptable to me. I'd be willing to trade a little of that $1000 bonus to get the better royalty. These are general comments based on the "Louisiana Haynesville shale area". Lacking insider information on one can be more specific without a location by section-township-range.
What you guys really need to know is, has Blue Ribbon recorded any leases in the public record for the parish or parishes where they are offering leases? Since no one has supplied even so much as a parish where the offer is made, I can't look to see if they have filed.
Outstandinguy, south Webster Parish is insufficient location information to provide an informed opinion. There is active leases across a good number of townships in north Webster Parish. I have no way to know if they are just to the north of or miles away from south Webster Parish.

Please consider closing this discussion and moving it to the Webster Parish Group. Keith or I can help you with that should you choose to do so. My concern is that Webster GHS members may not be checking the Main Page on a regular basis and could miss this discussion. When a new discussion is posted in a Group, all the members get an email alerting them to it. They can then reply in the discussion thread or just Follow. Members do not receive an email notification for Main Page discussions unless they notice it, make or reply or Follow. The more Webster members aware of and participating in this discussion, the more information that will be available to all. After a group discussion is started you can post a link to it in your Main Page discussion and then close it to comments. That way we don't have replies and information going into two different parts of the website. Those that have an interest can find it in one place.
Agree with move. My current status with Blue Ribbon is they elected to withdraw their offer for my any mineral interets I may have. Can you cancel this page and make the move for me?

I haven't heard back from Keith so let's see if we can do this. Check to see if there is a button labeled, Options above your Main Page discussion title. If so, click the down arrow next to it and see if you have an option to close the discussion. If you do then start a new discussion in the Webster Parish Group, highlight and cut (as in cut and paste) the address in your search bar and go back to your Main Page discussion. Make a final reply in that discussion thread explaining that you are moving it to the Webster Group, paste the address for the new discussion under your reply text and click, Add Reply. Then go back up to the Option button and click on Close Discussion. The Main Page discussion will move down the list of discussions until it rotates off but during that time anyone who reads it can click on your link and join or follow the new discussion. Members who wish to follow but are not members of the Webster Group may do so without joining however they can not post a reply. To post a reply a GHS member would have to join the Webster Group. Clear as mud? LOL!
