I was interested in how many parishes/counties are getting leased with the resurgence of the Austin chalk.

PetroQuest Energy Announces Entry Into Central Louisiana Oil Play

LAFAYETTE, La., Dec. 20, 2017 (GLOBE NEWSWIRE) -- PetroQuest Energy, Inc. (PQ) announced today its entry into an oil focused play in central Louisiana targeting the Austin Chalk formation through the execution of agreements to acquire interests in approximately 24,600 gross acres.  The leasehold acquisition costs were funded by $8.75 million in proceeds from the sale of certain of the Company’s water disposal assets in East Texas, approximately $6 million of cash on hand and the issuance of 2 million shares of the Company’s common stock.  The Company plans to drill its initial horizontal test well during the second quarter of 2018 utilizing data from existing vertical and unfracked horizontal wells in the area and from fracked horizontal wells that are expected to be drilled in the area.

Through geologic and reservoir studies and analysis of results comparing fracked and unfracked horizontal Austin Chalk wells in both Texas and now in central Louisiana, the Company believes that applying modern hydraulic fracturing methods to this formation provides the opportunity to achieve a substantial uplift in recoveries versus vintage unfracked horizontal wells.  Based on a comparative analysis between 22 fracked and hundreds of unfracked Austin Chalk wells drilled in Karnes County, Texas, fracked horizontal wells achieved an approximate 500% increase in resource recoveries as compared to unfracked horizontal wells. The average per well recovery for these fracked wells was in excess of 600,000 barrels of oil equivalent. 

This acreage position is expected to provide PetroQuest the opportunity to utilize its expertise gained from operating and/or participating in over 600 horizontal wells in multiple resource projects. Since selling its Woodford shale assets in 2015, the Company has shifted its focus to a horizontal Cotton Valley program in East Texas that is estimated to have over 800 horizontal locations. The emerging Austin Chalk play is expected to complement the Company’s growing East Texas operations, and could serve as the catalyst to achieve a balanced commodity mix over the ensuing years through a project that is expected to offer years of inventory.

EOG is leasing in West Feliciana

I was told yesterday that some company leased 300 acres South and East of Port Hudson in EBR parish for $1,300 an acre with 20% royalty. 

Wow. How does one verify a claim like that?

I have read recently a reference to $700/acre bonus in the AC play. But $1300???

How actionable is that? You tell a lessee offering $700 that you are holding out for $13000...is that turkey really going to fly.

Bob, this is property that was sold to the gov for the Louisiana Veterans Cemetery a number of years ago. The original owners reserved the minerals in perpetuity. The first offer was 1,300 an acre. They took the money and ran to the bank. We don't know who the Lessor is. Guessing it could be EOG or Conoco..

That was a nice bonus. 

Thanks, Joe. I remain skeptical of high bonuses. But then $13,000/acre was probably common in leasing up the Haynesville Shale play before one holdout is reported to have gotten over $31,000/acre pro rata for a little strip of land in Shreveport. So who knows about $1300. That could be the new bottom.

The only reliable source for lease bonus amounts is the monthly State Mineral Board auction, all else is hearsay.  Yes, the bulk of Haynesville Shale leases in the last half of 2008 were in the $5000 to $12,000 range with a small number between $15,000 and $20,000 but with some notable exceptions those were limited to a particular area where two mid-majors were competing, Chesapeake and Petroahawk.  Aubrey and Floyd ran up the price of leases for all the companies with their insane land rush - and it cost them all dearly when the bottom dropped out of natural gas prices.

The height of crazy lease terms came in July 2008.  Petrohawk outbid Chesapeake on 7 Caddo Parish tracts totaling ~585 acre with a bid of $30,212/acre and a 30% royalty.  Just slightly south, Petrohawk won the bid for a 1,045 acre tract with a bid of $27,152/acre and a 27.5% royalty.  The E&P community learned a hard lesson in the Haynesville and the Barnett plays.  It is highly unlikely it will ever repeat that mistake again.

And we just learned a hard lesson in our own backyard as to what a bonus might be.  Maybe not $31,000, but up significantly from $350. The AC with fracked laterals in all probability is going to make the Haynesville Shale look like where the losers hang. You want to play, you got to pay.
