Thanks. Our family is very close. I don't think any of us would let money come between us. Besides we still have another chunk of land that we will try to get a better lease amount for.
So KB, are you saying what you actually got was the bird????????????
KB , Since there seems to be nothing in the bushes as yet for us and definately nothing in the hand,after O/G forces me to play gas game.Did you or did you not mail all of the required registered letters and find elmo in the to many to list service charges.Will you do all of that for me with a negotiated signing bonus and a %age.Like Earl finishes posts

Im really sorry KB I didn't mean to confuse anyone.I just spent 45 min explaining that post and lost it cheaking to see if I missed anything.Posting is still a lousy way to communicate with anyone for me,I miss all of the natural emotions & expressions. Especially while looking at a perfectly good telephone.May be best if I just don't post.Aw quit shaking your head yes.I'll try again.The post in short was, it looks like I will be force pooled . (play the gas game) The registered letters & going through reports I won't understand looking for hidden charges will be a female dog. If you chose, you can always sign a lease after the well is drilled. It would be sort of hard for them to say they might hit a dry hole after the gas is flowing.

Also, I'm sure that there will be plenty of enterprising folks who start companies to sort through the mess of paperwork. It might just be that attorney's offices are already doing just that.. You should check with Bill Pesnell or Randall Davidson.

Thanks for the information Parker.A referred attorneys name is nice to get ,there seems to be fewer of them every year.I have wondered for a while why there hasn't been any discussion of such a service show up yet.Seems like it would fill alot of needs.May be that the right questions just have not been ask yet.Thanks again
FYI to the original question of how much. I have two acres in Sec 21, 15N 13W, N. DeSoto Parish. Exco permitted a Cotton Valley well in September. Most of the section leased back in 2006 and leases start expiring in mid-February. Long Petroleum, on behalf of Exco, sent a landman out to do clean-up, and pick up the few remaining leases. I know of 10 acres, including mine, that remain unleased, there are probably some heirs out there that are still unleased, also. The first and only offer was $1000/ac. and 20% royalty. They would not come up to 25%, and that was a dealbreaker for me. The landman kept saying that Exco plans to drill a HS well, and I kept telling him that 20% royalty was too low for a HS well. Conversely, they would not agree to a reservation of the HS rights. The way I saw it was that I was being asked to sign a 20% royalty lease on the say-so that the well would be drilled to the shale, with knowledge that the permit issued for a Cotton Valley well, and the further knowledge that all the wells in my immediate area are Cotton Valley wells, without the right or opportunity to re-lease for shale exploration in the future. I don't think so. I'm going unleased.

But get this y'all. This landman told me that Twin Cities is still leasing in the city, and that their current offers are $2,000/ac, 20% royalty for a FIVE YEAR LEASE with a FIVE YEAR OPTION! He kept saying "see, we're only asking for a 3 year lease, they are tying people up for 10 years!". I didn't call him a liar, but I did tell him that I didn't believe it at all. And even if I did believe it, I told him, people in the city aren't going to go for that type of an offer, either.

Seeing some of these other bonus amounts reported here makes me even more certain that I did the right thing.

Well, yes, this site has given me lots of information about the current state of things. Of course, I hoped for $20K back during the summer, but knew I was in a bad spot because almost all of the section was leased.

The reason given for not going up to 25% royalty was that the company didn't want to pay different neighbors different amounts. What a crock that is! Lots of the early leases went for 3/16 royalty - I know they don't care about what other neighbors got. Insulted my intelligence.
