Red River parish, section 23. 14K per acre, 25%. First offer one month ago at 4K, then two weeks ago at 7K, and then 14K yesterday. In light of recent events, the waiting game will continue.

Red River T13 R10 sec26 My parents offered $14,500 per acre by pride for 6 acres. They are signing. I had hoped that it would have been more by now. This was supposed to be a hot spot and thay have permits 1 mile east of here. I am trying to hold out for 2-3 more weeks. The Ware Youth Center (80 acres) is accepting closed bids until the 23 or 25th. I can't wait to see what they get.
Clarification Please?? The O&G companies have already leased in our area with "some", so would this not mean that our area, at some point, will go active and thereby our minerals increase in value and be more aggressively pursued at a higher rate?
This is so early in the play that I feel many are jumping in way too soon and over the next 6-12 months bonuses here will be exactly like what Barnett Shale owners have come to expect. I only want a fair price for what I rightfully own. After all, this isn't my SUV that I'm trying to sell!

What does anyone think of asking for more royalties??? I mean come on 25% 27% Why not 33% This is 2008 That 25% has been going on a long time Most people I know will just play catch up with the lease bonus $$$ Pay off cars, houses, the royalties is where the real cash accumulates over time...... and from everything I've learned from reading all your threads....and doing some additional reserch the wells will decrease in production over time and so does your monthly income off the wells...Just makes sense to try to negoiate a better royalty percentage seems that if everyone understands this idea that people about to sign or people still that not been contacted have a better I think we have more power than we realize.........
Chelle I totally agree!! We all need to think this thing through!! Most people seem to be focusing on the signing bonus more than the lease aggreement. It is all important! Don't get me wrong $15000 or $20000 bonus would definately come in handy at our house! I wonder if anyone has signed where the 25% royalty comes before the well's expenses. I have a lease agreement used in Arlington that says they get their $$$ before expenses.
Everyone should have the no cost royalty clause in their contracts, no if ands or buts about it!
