Anyone been approached by Teche Exploration about a prospective lease.  We own two parcels of land in Bienville near Castor and have been approached to lease our 20 acres for $200 an acre and a 1/5th royalty.  They have now raised the offer to $250 an acre.  Anyone have any experiences with this company?

Ed, I've never heard of Teche Exploration or Anthony Juneau Jr.  The address is a residential home in the Broadmoor neighborhood of Shreveport.  Castor is just east of the established Haynesville Shale fairway.  The town of Castor is in Section 25 - 15N-8W.  The only Haynesville wells in that township are in Section 1-12 and 6 so a good distance north/northwest from Castor. The wells in 1 and 6 were drilled by Questar in 2011, now operated by Aethon.  Aethon drilled three HC wells in 1 & 12 in 2021.  I'm unaware of any leasing or development activity close to Castor.  Of course you may be closer to Sections 1&12.  Those wells are holding the leases in force and are about three miles due north of Section 25.  Teche Exploration is not listed as a Louisiana operator and has no wells in that name. I'd request a copy of the proposed lease and ask some questions like what formation the company is interested in and are they leasing for a client that does operate.  Anthony Juneau Jr. could be a landman or a lease speculator.  Here is a link to a recent discussion that I posted.

Thanks so much Skip.  I enjoyed watching your recently posted video interview.  It helps us absentee land owners to know just what is going on over in Louisiana these days. Both parcels of our family property are in 14N- 7W and we have had no interest in leasing either parcel (50 acres total) in many years.  This was the first offer we have seen.  I know we are not in the main area of the Shale play and it appeared to us that we were about 10 -20 miles away from the outer edges of most of the activity and that may be why they are approaching us at this time.  Your explanation makes a lot of sense to me.  We do have an older existing gas pipeline right on the edge of one of our parcels.  Since its not a lot of money ($250 an acre for our 20 acre tract) we may just sit back and wait awhile.  They raised their offer from $200 to $250 in just a couple of weeks so we were wondering what they knew that we did not know. I think I posted this on the Bienville discussion page as well.  Thanks again!!

You're welcome, Ed.  Your minerals are much closer to the defined, producing fairway than 10 -20 miles.  If I knew your section number, I could tell you how close.  I think the lease offer was anticipating a "step out" as Aethon looks to expand their portion of the Haynesville fairway.  You may have read my "leasing alert" discussion.  If so your minerals may be tier two or three Haynesville Shale rock.  The most recent Aethon wells are likely current designs but produced somewhat less than the average well in tier one.  If natural gas prices increase enough, tier two rock will be economic to develop.  I suspect that most of the step out activity will be along the eastern edge of the fairway and I'd like for mineral owners in those townships to be aware that it is a possibility.

We are Section 18-T14N-R7W on one tract and Section 23 -T14- R7 on the other. I thought I had the discussion on Bienville parish but I will re-post it there.

Both 18 and 23 are potential step out locations although 18 is closer to the defined fairway.  Aethon had a well permit for Sections 4 and 9 that expired in 2022.  That's a couple of miles further east than your section 18.  It was a six month permit and likely was allowed to expire owing to the perception of where natural gas prices were headed.  2023 is when the price took a nose dive.  I suspect that most of 14N-8W is at least tier two as there is a good bit of development activity in 14N-9W immediately to your west.  Bienville mineral owners in both 14N-9&8W should be paying attention and sharing information.
