Sit and wait time now that the rig has been released. Nothing about the well being plugged (which is common if this was a straight up dry hole).

They drilled the HZ leg into Section 22 to the north.  Waiting on frac.  

Good to hear that they ran production casing and will test.

I now have two offers one from GEP and one from Expand no sure which one would be better to lease to. Also not sure who I should get to look at the offers. I know several attorneys but none that I would consider O&G attorneys. Any advice would be appreciated 

Paul, I can refer you to my O&G attorneys for help.  The terms of a lease are more important that who you lease with - Expand or GEP Haynesville II.  Whichever company ends up drilling the unit that includes your minerals, they would have to honor the terms of your lease.  You have no control over what companies do with the leases they hold and they often sell units and the underlying leases to other operators.  Get a good lease and you will do fine regardless of who the operator of your unit is.

Having a good no deduction cost lease as prepared by an attorney is the best option.  Forego a big bonus in favor of a better royalty if you are in a financial position to do so.  If you are close to the GEP Johnson well it may be better to lease to them as they would be more inclined to drill their own leasehold not that of Expand.  Also keep in mind that if this area proves productive then Expand will probably end up controlling it as they would be a candidate to buy out GEP.  Hope this helps.  

Agree with Dale that the royalty is more important than the bonus however it takes a strong negotiating position to get a no cost royalty clause that will hold up in court.  It takes a significant acreage position to be in a position to negotiate for a no cost clause.  An experienced attorney can provide an opinion if it is a possibility.

When leasing begins in a new area everyone wants the best lease they can get.  We had many discussions on lease terms in 2008 and 2009.  Many terms were discussed and promoted but lacked context.  That led to far too many mineral owners demanding terms that the O&G companies would never grant.  Most of those mineral owners got force pooled into drilling units and never got a lease at any terms.  Something that everyone should consider.  And a reason to get help to know what the best terms are for their particular situation.
