Does anyone know how much companies are offering per square footage to place wells? My family has decided to avoid the acreage route in negotiations.

Well, lets see. A square acre is 43,560 sq. ft. Assuming a company is offering $2500 / acre for a well site, that's is $.0573921 / sq. ft. From what I have learned from this site, a typical Cotton Valley well is about 2.07 acres and a typical Haynesville well is around 5 acres. What would you ask for in this scenerio? $.08476 / sq. ft. ? I guess I don't follow the logic of acres vs. sq.ft. Keep in mind there are other considerations to be compensated for. I.e. timber that will have to be taken down. Loss of timber sales in the future. Grazing land perhaps? Square footage and acreage are not the only variable in this equation. I've said it before and I will continue to say it. Get a good O&G attorney to work with you. The fee you pay him/her is a pittance to make sure this is done to you and your families liking. Just MHO.
Don't know about any recent monies paid out for well pad, but sometime last year the uncle of a friend of mine was paid $4,000 per ac. (for 4 acre pad location) plus compensation for trees, etc. This was in western DeSoto, BTW. There was also some $ paid for connecting pipeline.
