Contact the particular landman and thank him/her for their interest but state that you are not ready at this time to execute a lease. Then start spending some time on GHS. Do your homework and prepare to wait until you and your minerals are both ready to be developed.
I work for a service company so I am aware of what thy try to do. They were offering $500 for my 1/2acre are so in the city. So when they get serious then we can talk.
Those who are anxious and unable to wait can sign anytime they choose. That is their right. Not everyone is capable or willing to do their homework and learn the basics of mineral leasing. For those who are willing to invest their time, the potential benefit is significant. And they should thank Keith and donate to GHS.
There are a lot of my neighbors are on fixed income or drawing SSI. Iam not sure if they signed last year or not. When I said I was not going to sign they said I was ruining it for them. But Iam not in any big hurry. What I wish would happen is that they drill on the land in Campti that we have,or mine the coal.
Some landmen encourage the incorrect notion that mineral owners with small or fractional acreage interest hold up (or in your case, "ruin it for them") when you decline to execute a lease. They are playing on the emotions of those who have a strong desire/need for any additional income. And no knowledge of the process of exploration and production. The thought that an operator would delay, much less decline, to develop a unit based on a small number of acres unleased is ludicrous.
Was it the landman or the neighbors who said you were ruining it for them? Is the landman trying to get your neighbors to lean on you?
I seem to remember that some subdivision(s) land/mineral owners were offered incentives of increasingly higher signing bonuses as incentives to increase the numbers of mineral owners that signed. Can we say "pressure from our neighbors?"

Why is there so much intrest in leasing here in town when there is so much acreage outside the city limits already leased. Besides who determines where to drill and when. Use to when they found a new field they would determine the boundries and then start filling in the gap.
Eddy - The best I could do for you would be to GUESS at the intentions of those involved. MAYBE the city wants to start getting their share, there SEEMS to be a lot of interest in the areas along the river, IF they can get 1 well drilled with a 3 year primary term it MAY hold leases until 2012 when gas prices are EXPECTED to be turned around.

Just my thoughts, my OPINIONS, some INFORMED REASONING, reasonably EDUCATED SPECULATION, certainly not to be considered facts set in concrete or gained through my personal expertise.
