Have been told by the landman that a 'Letter' is missing that has something to do with a Clear Title Search. The 'Letter' is referred to in a prior Lease Agreement to another Leasing Company and was written by an attorney according to the landman. The landman says that until I produce a copy of that 'Letter' he will not pay the Lease Bonus to me.
Is the landman trying to pull a fast one on me? Can he proceed without paying me the Lease Bonus? Or do we both loose and the missing 'Letter' keeps him from drilling?

The current lease agreement as is qualifies me to lease out drilling rights to the Haynesville Shale formation since it is below the depth for the current lease agreement. What the discussion is about is the part of the current lease agreement that refers to a 'Letter'. I do not know what the letter contains. No one seems to know what the letter contains. I was told that the Leasing Attorney's did not want the information in the letter to be public information, so this is a way to word the Lease Agreement and get around filing the letter with the Lease Argreement. My guess would be that the letter contains 'Hidden exceptions not included in the Lease Agreement'. The attorney that wrote the letter can not find the letter and does not recall what the letter contains. I will make a phone call and the I will try to be more specific.
