I have been offered $300 per min acres at 5% royalty for 5 yr lease in Lufkin No Option. Is this fair market value for shale?

Any new drilling or leasing news for Chandler Johnson southern Angelina County? I saw that the national infrastructure is being built by the Chinese which should help jump start things.

Me and my two brothers had a lease that has now expired and no other Landman or Oil Company has approached us for the Mineral Rights we have in Angelina County, Lufkin Texas.
Original lease was in 2015 but expired earlier this Year.
Chandler Johnson A-19 is location.
