JR,

It is not uncommon to have 3,000 or more landowners in a 640 acre unit hen the land is in or near town. I have seen more thant that.
NIH, please provide additional information regarding the 1% & 0.77% payments including the well name, Section-Township-Range, etc. Also, how many acres do you own in the units associated with these wells. This will help us better understand the situation.

We just received a letter from Cobra with a 250.00 bank draft as well, property in Lakewood. The deed is of suspect, how legal is this for this company to do this? It makes me wonder if they know there is about to be drilling in my area and they are trying to get the landowners to sign over since we have not had any activity since we received our lump sum checks over 20 months ago. Todd
Throw anything you get from them in the trash. It ought to be illegal because many times they just name a bunch of sections and say that they are buying anything you have in these sections whether you have anything or not.
Thank you for the suggestion, after reading the deed and letter I knew it was of no value. I figure that they will never drill out or in the Lakewood area, but I sure do not want to give my mineral rights away in the event in 30 years from now they drill and mineral rights money comes in.
Todd, offers from Cobra have no connection whatsoever to when or if your mineral tract will be developed. Cobra has no inside information and does little or no specific due diligence. They make offers anywhere and everywhere not just in the area of the Haynesville Shale Play.
I agree Skip, and I can imagine that landowners may sign over since there has been no activity. It is ashame such activity exist, but for now I have no plans to sell and figure this letter will go in file 13 shredded into fine paper fragments. I appreciate the advice and information from both of you.
Todd
Skip,
Quick question is the best site to track activity as far as drilling and wells is on the following:
http://sonris-www.dnr.state.la.us/gis/sonris/viewer.htm
Thanks,
Todd
I rarely use the GIS maps. I use the SONRIS Lite Well Permits by Date and the well files accessed by serial number or section-township-range. I use the serial number when I only need data specific to that well. I use section-township-range and leave the section space blank when I want to review a particular well and the activity in the surrounding sections. By leaving the section space blank, your search will show every well in every section within the township. Then you only need a township grid to see the relationship of one section to the other. In other words, if you are interested in a well in Section 22, you can also look at the adjoining sections 14,15,16,21,28,27,26 and 23.
The sad thing is many took their deal.
That is a stranger with candy! Run don't walk away from that deal! They sent some of those letters to some of us, in my area, a few months back asking the same thing. A neighbor called them just to see what they would say, and the person said they had alot of response from sending that offer. We find that hard to believe, and no one that we could find had no intensions what so ever of considering that offer. Basically, you are dealing with a snake.
