I am handling a proposed pipeline right of way in East Texas for a client and the offer has changed each time we have talked.  Not sure if it is the same pipeline or not, but I will be happy to talk with you about it if you want to contact me.

THERE IS A PIPE LINE GOING FROM SHEVEPORT TO LONGVIEW. THAT IS GOING TO CARRY OIL. I HAVE BE TALKING TO A LANDMAN THEY OFFERED 200 PER ROD . I DONT INTEND ON TAKING THAT. DOES ANYONE HAVE ANY IDEA HOW MUCH I SHOULD GET.

Mr. McGowen... I'm just wondering about the going rates.  I've heard anywhere from $400 to $1,000 a rod.

I have been contacted about the rightway also crossing my property in Caddo Parish. Any update on what the going rate is for the row?

As with any pipeline right of way I have handled, the rate being paid is different from one tract to another depending on what the crop or timber situation is and what size line they are building.  In addition, some companies take more right of way workspace than others.  Some are also more generous than others.  I cannot stress enough though, you need someone competent in pipeline right of way and oil and gas to help you with the proposed right of way.

One of the main considerations you need to take into account if leasing property for a ROW, is the future use of that property. Just remember that ROW can not be used for any building etc until that line is out of service and in some cases removed and property restored.  The company has right to use that ROW for as long as they need it. Also cover in your lease what happens when the company that leases your   property and then sell's the Pipeline to someone else.
