Just got an offer to sell half my mineral royalties on land in Red River Parish (10.9 acres). Section 22, Twn 13N, Rng 9W. Encana has drilled in Section 15 into the HS already (Adcock well), and someone (Encana I assume) is drilling in Section 16 right now. I also believe another well has been permitted in another corner of Section 15. Sounds like they might be drilling all sections out in this area of the parish.

Offer was $24,500 for 9.375% of royalties. Lease has been in effect since 2004 (yep, that part sucks as does the 3/16 royalty, but that was fairly standard back in that time frame).

Any others getting offers to sell portions of their royalties?

Not planning on selling mine, certainly not with an offer this low....

Possibly so. I am going to have to consult with a O & G attorney to see on the lease as there is the possibility that this acreage is HBP. I never received any royalties (production or shut-in) on the well associated with this production unit, but need to figure out what needs to be done or if the lease is truly up or not.

You need to check your definition of 'solicitation'. McConnell's posts do not fit any definition of the word. The free advice he has provided from his decades in the business is an asset to this group... petty sniping and false accusations distract from the group.
Wilie, i am not sniping. Mr. McConnell has provided great advice in other posts, and I don't mind if he buys royalty in another. But lets take each post for what it is. Some are very helpful, some are looking to solicit for 20oaks. No big deal, run your business Mr. McConnell. And the business is to offer a present value for future royalty - some people might need/want this. (see there Mr. McConnell, a free ad)

All the sudden the owners on this site are hanging the landmen in their posts, but praising the royalty buyer?? I never thought I'd live to see it.
Somehow on this site the definition/reputation of landmen has been skewed. Wait for the response to this simple observation.
I feel the need to post in support for your actions, not only pertaining to the immediate situation, but as a forum wide contribution. You seem to bring a wealth of information, and offer solid advice to those who truly wish to learn. While my words have very little meaning on this forum, I can not stand by an watch your reputation being questioned. You seem like an honest businessman, who has taken the time to help, while being able to located potential clients. This is nothing more than any businessman would do. I often wonder how many other businessmen view this forum, but do not post, silently waiting for the opportunity to capitalize on the innocent. I applaud you for what you have brought to the forum, and I hope you continue to educate those who seek your knowledge. As for the immediate situation, harley asked if you knew of someone who would be interested in buys his mineral rights. You responded by requesting him to contact you directly. By doing so, you have allowed him to take the first step in negotiations. Again, my words may fall on deaf ears, but I could not sit idle and not say anything. Thanks for everything (well, almost everything) you have brought to the forum.

I'm backing off my earlier comments and mean no harm. As far as your actions go I have found you on the level and did not think my suggestion of solicitation would be that big of a deal. I apologize for that suggestion.
If I had Mr. McConnell's knowledge and the money to purchase royalties, then I would offer also. Good for you Mr. McConnell, you may have helped someone that needs you.
