How does Oil & Gas operators verify net mineral ownership for division orders? I would like to know as accurate as possible net acres before signing lease bonus calculated on $/acre.

any ideal what this would cost? I guess the attorney would have to travel to the county clerk office and pull all deeds and probate wills? Flat fee? day rate? or hour rate plus travel? Any attorney on this site like to answer? A Abstract Title company--can they do this? Who does this for E&P for Division Order?
