If you can manage to look past your self-serving indignation, you might realize that not everyone has the same amount of knowledge and/or expertise in this area as you do.

The main reason that I posted this is not to show how much I may or not know, but rather to present something that might help someone else who is in the process of negotiating a lease.

Furthermore, a landman recently advanced this same 200% "risk fee" argument towards me in an attempt to get me to sign a lease.

If I can share one word or thought that will help keep someone from making a horrendous mistake in leasing, then I feel justified in doing it. If that irritates you or anyone else then I"m sorry you take exception.

Perhaps you need to make this a "go hug a tree day" -- you'll feel better !!

As far as naming names, I could but I won't. I am convinced that the misplaced overture towards me (by e-mail, btw) was simply done in innocent ignorance (and I do say that politely). The landman in question is operating in my immediate vacinity only and therefore a large number of people are not involved. I know this person personally and have e-mailed that person directly and therefore think that that is the end of it. This is not a mean, devious, mean-spirited person, but rather one who is just trying to make an honest living.

I would like, however, to outlline my specific situation as to being an UMI directly to you ("for your eyes only", as they say) but I'm not sure how to go about doing that. I believe you would find that most interesting. Please advise.

I am convinced that an UMI in this whole Haynesville Shale thing is in an advantageous position like never before. You would not believe some of the "goofy" stuff that I have run across in my trek of TRUTH seeking over the past few years !!

Hang me!! Some times you people go off like I have never seen! I started doing title work 5 years ago. It was like entering a new job that I had never done before, just like some of you were new doing what ever it is that you do for the first time. It has been a learning proccess, of which I learn something new everyday! I have never given anyone the idea that I know it all or more than anyone. This web site has also taught me as well as all of you. Rather than the landman being the know it all, it looks more like some of the people on here have become the know it alls.
I am the guilty party, I think, that said that to lanadan. I made the mistake of repeating what had been told to me by not one but several landmen (my boss) (that were in the business many years.) So I took it as fact....hang me! As soon as I read the post here I email it to him, he promply had it researched by someone else and reported back to me that it was CORRECT. That it did not effect the UMI. So I have been corrected. I am so sorry that I mistated a fact. I do not lie, I was misinformed. I hope you are correct and the UMI come out of this with a truck load of money, and it is nothing to me one way or another as I own .60 of an acre and I am leased. Mostly what I have said to lanadan has been my own thoughts about how he will turn out unleased. I have ask before on here for someone unleased to report how they are being handled by the O & G companies, but have yet to see replies that really tell you what or how they are being paid. I have wondered why you never hear how the UMI have faired on some of the shallow well production. If it was so great seems to me it would have been shouted from the roof tops way before now and and more and more people would be trying it. Go ahead and rip me to shreds...or just hang me....put me on the "wall of freakin' shame".

I know about the search engine feature of this site. I know this topic has been banded about before. However, I simply felt that a matter that is CURRENTLY on LOGA's Political Action page is important enough to bring to the attention of the HS members. This is simply another validation of the fact that the 200% risk fee is not attributable to an UMI. That's all.

Anway, who appointed you as "Haynesville Shale cop", trying to direct someone else's traffic?

Why was the name of a most reputable Louisiana oil and gas association's name "bleeped" out on my most recent post?

I CERTAINLY don't want folks to think that I resort to using gutter language in my conversations !
