I have minerals in a handful of tracts in the Avinger and Sulphur Springs area of Cass County and Marion County
I have been approached now by 4 different companies to lease - I have google searched these companies because I was not familiar with any - the bonus and royalty range has really varied greatly but it seems they have increased offers from just a few months ago.
One of the companies I googled has had several lawsuits filed against them in east texas and has a lawsuit filed against them in Marion County just this year so I am just trying to find out whats going on out there and if anyone else is getting these calls and what offers you are getting

Emanuel, in order to get some quality feedback you should list the company names and the lease terms offered along with any pertinent details that you received from the landman or firm making the offer.
Any legitimate lease offer that you receive should not be affected by posting details here on GHS. If you are after information that is helpful you basically have three choices. You can post the company names and lease terms, you can search the site archives or you can ask questions and share information on member pages. To search the archive for past discussions you can use the search box on the Main Page next to "Looking For Something?". Enter a key word such as Petroland or Barrow Shaver and click the magnifying glass icon. To post a message to a member's page click on their name in blue and go to the Comments section of their page.
Sure, sorry it delted some of my post earlier I have tried an kept notes for past year or so and here is what I have written down
Baro shavers was the first they offer 150 an acre and 3/16 royalty rate but they said they thought they could do more they keep calling so maybe they are willing to do better
geo southern just started call and they offered basically the same thing as the Shavers group did
petro land called they said they were a land man group for anadrco and were working a lot of the county and had a lot of leases they offered us 200 an acre and 3/16 and said they were drilling wells up there near us right now
a land man group out of tyler I think called that said they buy leases for buffco they offered a lot more money he said 300 an acre but they said something weird for royalty rate like 3/16 for 1st year and 1/5 for the 2nd and 3rd year - that sounded funny to me so I looked em up online and they have had some lawsuits against em around here
floridio acquisition company they kept calling but would not ever offer us nothing and kept asking questions about my aunts and uncles and cousins an all but we have had this land now in our famiy for 80 years or more and I tried to help em but they never offered nothing
also a land man group from midland called and said they work for arrowrock energy and they offered us the most so far he said he could get us 325 and 3/16 and if it was a good area they like maybe more, I looked them up too and they look like a new company
most of em asked a lot of questions about our cousins and uncles and all and I try to help out with everyone in our family so we are just trying to find out whats going on we still havent leased yet
Have your received an actual lease from any of these companies? It sounds like some of them are fishing and that often indicates a company speculating in leases. If you are interested in leasing your mineral rights ask them to send you a lease to review. Tell them to mail it, no in person meeting until you've had a chance to see the details and discuss it with family. Don't let anyone rush you or intimidate you. It is preferable to be leased to the land company representing the actual operator which would be PetroLand leasing for Anadarko. However any energy company that might obtain the development rights conveyed in your lease during the effective period will have to abide by the terms if they wish to drill. You have some homework to do. Suggest you start by reading through the Cass and Marion Group discussions and searching the archive.
Emanuel - I know of some people with minerals around hughes springs, not far from avinger. I'm curious if those comapnies will be interested in their land What did you and your family decide to do?
