most land owners need to understand that an oil and gas lease is nothing more than an economical model. It must be fair to all. The oil company will need a chance to recover their money. Before the Company comes into the area they will have some idea of what the area will produce. The Company will spend a lot of money just doing the research necessary
to determine the ownership of the minerals in the area of interest. The Company will tell the landman / landwoman what the terms and price that they will except. It is then up to the landman and the mineral owner to come to terms.

Buck, I rated this thread with 5 stars because of your post.

My family owns a few mineral acres and have had a title opinion done on one of the tracts of land; however the title opinion is fraught with inaccuracies. How can you be sure that the landman hired by the O & G company is experienced enough to know what they're doing when they have gotten vital information wrong?

Annette, I would start a new thread on the general forum about this. You may get a better response.
