Looking to Lease a little land in Sections 3 & 4 T15N-R15

I was asked by a rep for the company I'm dealing with to give him a ballpark figure of what I wanted as far as a bonus and royalties prior drawing up the lease. Before I just arbitrarily spit out any old figure I'd like to know what the lease activity is like in those sections at the current time.  Please help.

Ask for $6,000 acre and a 1/4 no cost royalty.  Then have your attorney review and make necessary changes to the lease they send to you, assuming they agree to price.  These sections were Fossil sections which have been sold/assigned to Exco Resources, I'm pretty sure.
