Does anyone know what the going rate per acre is on mega pads 400x400?

I wouldn't call 400' x 400' a mega pad. Anything less than 6 acres is probably just a "typical" pad. I suspect you'll need to share some info on where you are, and whether the pad would be in unit or out of unit. Out of unit, urban areas, or certain areas with naturally high real estate values will bring more money.
$5K an acre a year or two ago. Don't know current rates. I guess how fast you want a well to go down would be a consideration also.
