My family has an established lease within the Haynesville Shale territory. I seem to remember that we were paid for the drilling of a well on the property. So my question here is:
On avg., how much is paid for drilling a well?
Second, and I know this varies, but what is paid for a typical lease?
Third, how much royalty could a lessee expect in royalty for about 500,000 bbls? (would not be today's prices but say within the last five years?
Fourth and last, if it was discovered that a company drilled a well on land for which you own mineral rights and does not have a lease, what could one expect in royalty fees?
I know this data is variable but I have no background knowledge nor do I know a good website to go ask such questions. Any responses are welcome.

Bob, each situation is unique. Without specific detail no one will be able to give you a reasoned answer. Your last question may be the most important. Owning land does not necessarily include owning the minerals.
I'm talking about owning mineral rights on 32 acres where there are 5 wells and over 500,000 bbls produced since 2013.
Where? Louisiana or Texas?
Bob, the laws regarding ownership of mineral rights can be quite different depending on the state. Texas is quite different from Louisiana. If your minerals are in Texas you can give the county and survey for the location. In Louisiana, the section-township-range.
It appears he owns in Section 26, T14N-R16W, Desoto Parish, Louisiana, but I didn't run his title so I'm not sure if he only owns the surface, minerals, or neither/both? I would say that if he received money for drilling the well on their property(surface damages), but hasn't received any royalty checks then he more than likely only owns surface rights. **If they drilled a well on your land under an Order in the State of Louisiana, then with no lease in place, you would be entitled to royalties after payout of the well. For Question #1, the answer is $8 Million- $12 Million. Question #2: A typical lease in the Haynesville at present is going for $0 bonus with a 1/4 royalty.
