Shelbyville XTO Entergy Huskies DU well No1H T B Choate Survey A111

I was contacted by a land man several months ago. He was researching our Step Grandfathers family. We were heirs due to the fact our Grandmother outlived him. There is 124 acres in Shelbyville . We were sent warranty deeds (92) of us concerning 12 acres. These 12 adjoined the others to be 124. We we sent papers with very small amts being offered. And sev paragraphs telling us we would be giving up all mineral rights forever and forever. Well we took a trip to Shelbyville. The Appraisers Office to get a copy of the taxes etc... Being that when I started looking up Shelbyville.. Haynesville Shale popped up everywhere. So we went to see why. The appraisal office said the owner showed himself as full owner since he had pd back taxes on land we never knew existed. We are in La. She said if you have a warranty deed he cant be sole owner. She said there had been a lot of changes going on with this property. We know NO TEXAS LAWS. We drove to the property and XTO ENTERGY had a sign. And a producing well. No one told us. We did a lot of research. Land man really did not answer our new questions. XTO Entergy said small part or not we needed to find out. Well has been producing since Oct 2010. We called the RRC and they let me talk to a free attorney. She put all this on Mapco and said I believe the horizontal well is on that 12 acres. She also said How could he lease this out as sole owner? I called the owner. He said our family owned all the mineral rights for 100s of years. And he owned the top surface. So I asked him why he had a land man try to buy our surface rights instead of telling thr truth that what he was after was the mineral rights. He said His lawyer told him to. We now know there is 2 other wells we were not told about. The RRc found on the platt. She said someone may owe all of you some funds. I ordered a copy of original deed from 1913 today. Entergy took my name to contact us but said they could not get a clear title and had people working on this. I contacted the land man and he said owner did not like the way the buying out deal was going and dropped it. But we are still owners or they would not have tried to buy us out. Even though we feel deceived. How do I find out where these wells are and if they are on or in our area . We need help. Do we not have rights on the beginning lease?

Sounds like someone needs to hire an attorney or a competent landman.
Thats what I was afraid of. Dosent it sound kind of messes up. What would you advise. The landman says he is off of the case.

If you are saying there are 92 people with equal claims on 12 acres, the magnitude of the ownership of one individual is not worth the expense of lawyers to sort it out.  

 

You would have to all agree on sharing the costs to get it done.

 

 

We have talked about that. We only know the members on our Grandmothers side. We are going to have to consult a attorney. Our question is still why did they try to buy the surface if we own the mineral rights. We are just looking for suggestions.
