Those would be "opening" offers.  I think that offers will improve over time and end up close to what Anadarko paid in north Caddo.  That is if Cass County mineral owners are paying attention.  Spread the word.

And could you please tell me what was offered in North Caddo???

Beginning in early 2012 the offer was $350 and a fifth royalty.  That didn't last long.  By late summer all the land companies leasing for Anadarko were offering $500 and a quarter regardless of size of acreage.  That has remained the standard offer until Anadarko drilled enough sub-economic wells to stop taking leases.  There hasn't been a rig drilling in that leaseblock for over three months.  The rig that Anadarko had under contract was sent to south Bossier Parish to drill the usual dry gas Haynesville Shale wells.

Two things to consider:  One, Anadarko leased about 100,000 acres and drilled 17 wells, spent 100s of millions on the purchase of surface acreage, the construction of pipelines and a central processing facility and still did not make a successful play in north Caddo.  It is a fact hard for novices to believe that a company would invest this much on something that was not a sure thing.  There is no such thing as a sure thing in the oil and gas business where an undeveloped prospect is involved.  Two, the rules governing how an energy company can form units and force pool mineral interests are quite different between Caddo Parish, Louisiana and Cass County, Texas.  Louisiana provides much more protection for private mineral rights and Louisiana mineral owners have more leverage in negotiations.

Your negotiating position will likely hing on the number of mineral acres you own.  Don't rely solely on what you get from the landman.  If you can take a trip to the courthouse and review the Day Book in the Clerk of Court's office to see the companies filing leases, where the mineral are located and, if leases, the royalty in the lease.  If they are filing Memorandums of Lease, the royalty will not be disclosed.

Tell the landman that you are interested in leasing but don't get pushed into executing a lease without performing your own due diligence first. The bonus range will be relatively small and not a great amount of money for a small acreage interest.  What you want is the usual beneficial and protective lease clauses and the best royalty you can get. 

Exactly.  So I got a dumb question.  If the offer is $250 per acre for three years, is the $250 per acre per year or $250 for the three year lease?

Evidently Petro-Land has flipped some of their
recent leases to Anadarko in James Taylor Survey.

Also--Anybody know anything about HopCo LLC in Louisiana thatIs leasing in the W.Wilson survey in Cass? 0r about Bayou Sun Energy in James Taylor Survey who were leasing back in 2011?
