Received a letter about a new lease in the Oxford area. EOG wants to lease and their offer is $3,200 per acre bonus with 25% royalty.  Bonus sounds low to me.  What are lease bonuses running in that area now?  It's only 10 acres but I don't want to accept a low ball offer.  I read something recently about  how pleased EOG was with their wells in this area so I think it's a desireable area for them.  Any help is appreciated.

I know of recent offers to small landowners (not from EOG) of $7,500/acre. I know of a recent offer for a larger tract of $10,000/acre. Both were within 10 miles of your land. These offers were made about 2 months ago.
Ha! EOG's latest offer is $2,500/acre for a one year lease. Wrong way guys. Unleased mineral owner is looking better and better with this property.
What section is EOG drilling in the Oxford area? I thought Shell/ Encana had most of this tied up? Why only a one year lease?
I don't have the section number with me but they have drilled several wells down in that area. In fact, there was an article not long ago about how pleased they were with their development of both the Haynesville and Bossier Shales in that area. I have no idea why they went to a one year lease. Needless to say, their latest offer will not even be considered.....

EOG has about a dozen units in the northern parts of 11N-12W and 11N-13W and the southern parts of 12N-12W and 12N-13W. They are actively drilling and are permitting multiple wells in many of these sections.
