If I have 40 acres of land, is it possible to lease only 5 acres to Company A and not lease the rest? What would be the benefits, if any at? 

 

Could I lease 5 acres to company A and then lease the other 35 acres to company b?

 

Can I do either scenario if all 40 of the acres are included in a 640 acre unit.

Possible but not probable.  I don't think there would be any benefits.  You've got limited leverage with a modest size mineral interest unless it is a preferred drill site location.
