I'm assisting a charity organization in leasing some mineral interests in Sec 6, T-13N, R-15W and Louisiana is outside my safety zone. They rec'd an offer of $2500/ac, 1/4th roy, 3 yr lse w/2 yr option. Is this is a good offer??? Any activity in the immediate area??

The Classic Petroleum bid for the 185 acres in 20 sections in DeSoto is a unique situation and should not be used as a benchmark for any other mineral tracts.

Can you explain what is unique about this, and why other landowners should not expect a similar price?
Henry. Any landowner with 185 acres lying in 20 sections in a township that is a development AOI for Chesapeake can probably get the same or similar offer. Simply put, there are no similar mineral estates as this bid was for the rights-of-way for the parish roads in one township. A township with a majority of the sections under unit order to Chesapeake. Missing pieces of their puzzle. No other company would value this scattered acreage as it would not further their development plans. This is about as unique as a situation gets.
