Can anyone give me information reguarding Leases in Red River Parish?  I do not live in the area but own 53 acres that I leased three (3) years ago.

The lease was for three years with a two year option.  The three years is up October 10th, 2010 and I have not been contacted about the option.  If Red River Parish is such a hot area why would the company who holds my lease let it expire.

Any information would be deeply appricated.

John, it would helpful to know the location of your mineral interest by section-township-range and what company has your lease.
Mr. Peel, Thanks for your response regarding my question about the company not renewing my two year option.
The legal discription is S13-T14N-R9W.
The company name on my lease is Carnes Natural Gas LTD.
The landman I leased thru was David J. Fritts of Houston, Texas
Any information would be greatly appreciated.
John, Section 13 is not under a unit order at this time but the area looks good. Section 14 to your immediate west is a J-W unit and Section 18 - 14N - 8W to your immediate east is an Encana unit. There are a good number of wells permitted or drilling in your vicinity especially by Encana/SWEPI. There are few completed and announced wells but those few are good producers. I suggest that you spend some time on the SONRIS Help Center Group Page and learn how to search the database for information regarding development activity in your area. Do a little homework and be patient. Let them come to you but know what you want when they get there. Good Luck.

Mr. Peel,
Thanks for the information, it was very informative. I have no idea what a lease in my area is going for, do you?
The base line for negotiations should be around $5,000 for a bonus and 25% for the royalty. However you need good lease language to go with it. And you need to determine if your tract offers an attractive drilling site or is prime access to one.
JWM,
Skip is right. Look at this as an opportunity to get good, favorable language in your new lease. By now, there is a fair amount of experience with what to expect from operators. A good lawyer will help you get good language in a lease. At the very minimum, get "cost-free" royalties, and a vertical pugh clause. But, let an O&G attorney advise you. And get an attorney from NW Louisiana, who has Haynesville experience.
Does anyone know??
My two year option on my lease was due to renew October 10th, 2010. The company who held my lease did not renew it. I found out this morning that my immediate neighbor was renewed two months before her's was due.
My questions are:
(1) Is this a good thing for me that I am no longer bound to the two year option??
(2) Why did my neighbor get released and I did not (same section)??
(3) Do I at this point contact any of the companies??
(4) Be Patient ???
Any information would be appricated.
JWM

Maybe your agreement is written as such that the automatic extension period kicked in already.  Have you contact ed the Lesser.

Skip,

I have land in T12North, Range 11 West, Sections 2,3,10,11, 13, 14, 15 and 24 in Red River Parish.   Got a good lease three years ago and have been crisscrossed with pipelines but no drilling.  Will there be a renewal?

cocodrie man~

Considering the major operators in your township, the number of drilling units and it's location as to projected Haynesville and Bossier EUR reports, YES.  If not, call me.  LOL!  Happy Holidays.
