Where is the land in Union Parish? This probably wouldn't be a good time to sell unless the price is right. There is a lot of leasing occuring in the northern portion of the parish. No one really knows what the leasing is for but it may be a new oil play.

I think you should not be surprised at the offers to buy. I have had frequent offers to buy my land in Webster Parish for at least 25 years. There is always a market and there are always buyers looking for a deal. And usually targetted owners have very little knowledge of actual value of land. Does property have timber? What is timber value? What is real value of minerals? Until you get real professional advice those things are unknown. I would not sell my land in Webster Parish for any amount of $. You will find some good info on this site and some not so good.

 

By the way I am absentee landowner in AZ but  see my land at least 10 times a year.  My advice is GO SLOW!  GOOD LUCK> MERRY CHRISTMAS

If I were you I would hang on to my property and all that goes with it.  Are they looking to purchase or lease? There is a big difference.  Whatever ya do don't sell out. Leasing is different  and ya must have a lease that protects you.

i think mary is saying that there is a lot of oil and gas leasing going on currently in the parish. Do you know if you control the mineral rights under your property? if so you might want to reserve those rights for some time in case someone wants to lease the land and finds something of value. I believe in LA. you can sell your land and reserve the mineral rights for a 5 or 10 year period....

If you state in the contract that you are reserving minerals for 10 years then the minerals will go to the buyer in 10 years. If you reserve minerals without stating a time frame then the minerals will revert to the buyer in 10 years unless there is production. If you have production the minerals will be held for as long as the well produces. When the well stops producing the 10 year time starts to run.

We too live in California, but have not had any offers for land or lease...Property is near Farmerville.
