"Bumping this thread. I am assuming the information providing is still valid? Any other risks of leasing with a non-operator? Trying to research this.  A non-operator is potentially offering better terms than the operator. "

Yes, the big digger on tracks was there when we were there also. We had gone by the well recedntly and saw that nearly everything had been moved off site just like you said.
Sure would like to hear some good news come from that well or the Murray 31. Seems like the O & G companies are keeping things quiet and not letting any news out.

If you turn in at the Oil Well Road (it is the one by the compressor, the gate is open) head down this road until it tees. If you turn left it takes you to the Olympia well site on the Walsh Rd., turn right at the tee, pipeline will cross the road and the tie in is on your left. There is a metering station (I think that is what it is)and one end of pipe is not completely buried along with a full joint not tied in at all.
