Hi Mr. McMellon, I am Rick and I own 1.16 acres that stradles Section 18 & 19, T-15-N, R-14-W; I can see the rig that Chesapeake is setting up on my neighbors land about 2000ft west of me just off Stonewall-Preston Rd. I have only had 1 offer, back on April 16 for $300.00 an acre, I did not sign and have received no more offers. Do you know of any group that is organized in this area and what happens if I stay unsigned? Thanks for you post

Hi Alton, Looked up your cousins lease...03/04 signed and two producing wells drilled in 05 & 06 with no depth clause and only a 1/6 royalty. Looks like he is locked in. So many in our area are. It is a shame.

Hi Alton,
It depends how your contract reads. If there is no production and no work towards production on the property and the 640 acre pool (section) you are in, and if there is no option for renewal then you should be able to negotiate a new lease. You need to read the fine print on your lease and maybe even hire an attorney to look it over if it is not clearly spelled out.
