Most of the other groups , I say most , a lot out there are charging a % of bonus or % of royalty to be in group. Some even charge a % of both. With all the info out there I did not see a reason for someone to charge me a % of my royalty, that could last for 40 + years, just because he played golf with the CEO's 3rd cousin on his mothers side.
If he is charging a % of royalty why would he even buck them on bonus.If he is working for % of bonus why buck on Royalty.If he is getting % of both , I am pretty much hosed anyway! On Barnett Numbers,one acre is thought to be worth on average about $1,000,000 clear profit after all drilling costs and everything. If I sign at 25% royalty that would mean over a 30 - 40 year play payoff I would get $250,000 per acre before taxes of course. A 1% commision would be $2,500 per acre.Some are charging 4% ($10,000 per acre) Some as high , I have heard as 8% ($20,000 per acre). Are you starting to see why I became alarmed ? Paying these guy's for longer then most people pay a mortgage is unreal in my opinion ! For work that shouldn't take more then a couple of weeks , a couple hours a day at best. No thank you.
When people in my area called CHPK and they said they were not interested in our area, I decided that I had to do something or we would continue to get picked off one at a time.They outwardly said they didn't want us but were slipping around leasing us anyway (some of the other guy's).
I guess the main reason I started this group was for people like myself and family/friends that didn't know what to do.They don't have a lawyer on retainer or a landman 1st cousin.People that couldn't afford to take the screwing that big O & G has instore for all unknowing victims.
When reporters asked some of the commity members from SWAPO2, group from Arlington that signed for $26,000 per acre, how much they made from being on the commity , he looked at them and smiled as he said $26,000 an acre ! He didn't make a dime more then anybody else beause he was fighting for his own land , not someone elses! I feel that is one of the main differences in our group.If I cause your property value to climb , I have also just increased my value. If you increase the value of my property , you just increased the value of your own. Simple economics, the law of supply and demand. As acreage starts to be harder to come by , inherantly the available property becomes more valuable. People sticking together watching each others back. Not because you want to be "SUPER NEIGHBOR" , because as your neighbors place gets worth more so does yours.
As to your wondering about being obligated or have to sign with everyone at the same time or whatever.Absolutly not! But all at the same time , If your interest isn't with helping the whole group and jumping overboard at the first desent offer , we really don't need or want you in this group. If you can't stick it out, because these guy's don't pay out of the goodness of their hearts, then you may do just as well on your own or with a small group of your neighbors. If that is your goal I will do all I can to help inform you as best I can and more power to you.Upon receiving the first e-mail responce I tell the individual that if they can't laugh at a $10,000 bonus then this group may not be for you. If they reply to this e-mail they become enroled in the group.If not , and there have been some,then that is o.k.
You would be wise to be skeptical. Do not just take my word for anything ! Anybody elses for that matter. Prove it to yourself. Get online and see for yourself.I have nothing to hide.
