"Skip: thanks. Not having much tax knowledge, I hadn't thought about it being a capital gain, so, if properly structured, that could make the tax impact more neutral since the earned royalties would be taxed primarily as regular…"
"Four HA CULs? I am in a similar situation in a different part of DeSoto and once an operator filed for unit well spacing, the calls started coming in. First $3,000 per acre, then $6,000. Last offer was well north of $!0,000. No sale for me, but your…"
a family member just got an offer to sell they O&G royalties. They own about 25 acres under a 1/4th royalty lease and the land is located just SE of Mansfield. There is currently one ten year old HA well that is still plugging along. CHK is the operator, and CHK just filed to create 4 CULs that include all of their section and another full section. The offer is about $6,000 per acre, or $150.000.For discussion purposes, let's assume that the owner is retired, has children that would…See More
"If I were interested (and, had a billion or two lying around or had lenders standing by), I would not have wanted to buy anything from CHK knowing the company would likely be in bankruptcy soon. Too much risk of getting a better deal…"

"I can't imagine how this fits in with the relief bills, other than it will create some local jobs.
I suspect we would all be upset if we knew how all of the states are spending those TRILLIONS OF DOLLARS from those relief bills."
"in a related story, approval for a giant wind farm in one of the great lakes has been approved, but it can only operate during daylightt hours in order to protect birds from being killed from flying into the windmills at night."
Steve, I will be meeting with the editor of the Shreveport newspaper to discuss the possibility of a series of articles highlighting mineral owner concerns. I am considering including the Comstock units with multiple expired well permits. It would be helpful if I could ask you a few basic questions. If you are willing to help, please email me at email@example.com
Steve, I fully agree with your reply in the recent Dr. Fine/Robert Johnson discussion. I would like to point out that Robert Johnson is not posting out of interest in a discussion but specifically to increase the "web presence" of Dr. Fine. I don't know if he gets paid or not but the fact that he never makes a reply in these discussion threads and "favorites" each one indicates that he is just pumping up the listing of entries for anyone searching Dr. Fine on the Internet. Keith and I have discussed it and doing so isn't against the site rules and occasionally there is one or more members who do reply so Robert has not been banned from posting to GHS. I'm not a big fan of this kind of activity but it is common on the web.

Good hearing from you Steve. Hope things are well. I guess I look at this as lagniappe. If it comes, it comes. Just a little extra. But if it doesn't, I'm okay. What part of California. I spent my Navy time in San Diego.
Hello! I hope the site is a place for to learn, network and contribute. My name is Keith and I started the site in June of 2008 to open up lines of communication between landowners. We now have over 10,000 members.
As exciting as this is, we know that we have a responsibility to do this thing correctly. After all, we want the farm to remain a place where the family can gather for another 80 years and beyond. This site was born out of these desires. Before we started this site, googling "shale' brought up little information. Certainly nothing that was useful as we negotiated a lease. Read More
