I am new to this (hope I am doing this right)! The proposed pipeline is to come through some of our property in Milam. I am to speak to the person that is to negociate the ROW Saturday 2/6/10. Has anyone done any of this right of way business before that can educate me and I am sure a lot of others on how to procede with negociations? I have read that going rates are $250/rod (5.5 yards?). If so the ROW could be a very profitable venture and as much care might be exercised as dealing with an O&G lease (lawyer). Do the pipeline companies have eminant domain as a utility company would have? Can they simply take what they want? What about the potential for future timber not growing? My guess is that the ROW will have to remain clear of trees. Who decides the width of the ROW? There has been an option discussed briefly where the company pays 10% now for future rights to lay the pipeline (depends on whether the Range wells produce or not). Should there be a time limit as with a O&G lease and is 10% a good going rate? I am ignorant of this subject and probably not asking the right questions and certainly not all questions that need answering. Soooo... if you have some expertise and time a little info on this is SO appreciated. TIA, Bill
Bill, If you go to the tab at the top that says talk shale and click on that you can search by keyword. Enter pipeline and you will get some very informative posts regarding the going rate, the pros and cons, the negotiation, etc. that you may find helpful. There are some very knowledgeable people on this site that are more than willing to share so if you don't find the answers to your questions there then I suggest you post it on the main page. Keep us informed as to the progress though as we are all interested in the goings on in Sabine County. Oh, and welcome to the site.
