We need to start a database to compare offers which are running from $125. to a Claimed $30.000 an Acre. PLEASE, NO "I HEARD...."s!

There are over 400 landmen trying to cash in by leasing low .

Knowledge is power. Post your offers so we can compare and weed out the rumors and lies. Before we all get "force pooled" Lets try to keep it useful,HOW MUCH? BY WHOM? LOCATION OR AREA? Thanx!

It is located in Upshur County Texas.
Does anyone know what the going rate is for the Texas part of the Haynesville Shale? Our current offer is $150 per acre for 54 acres and 1/6th royalty.

Cindy, sorry but I don't know anything about Upshur County, but I can tell you $150.00 and 1/6 is as low as I have heard of in a long time. That is just too low. I suggest you go to the Upshur site on the main page under groups or to East Texas group. Good luck!!
Thanks.
SJL Energy paid $5,000/acre in the James Community, Shelby County, Center, TX with 25% royalty.
you guys need to band together,Petrohawk is at least 15,000 and 25%. in south bossier,la. but most are counting on 20,000
From my experience, Petrohawk has virtually stopped leasing altogether. They offered $14,500 in T15N,R11W,Sections 32 & 33 and a week later rescinded the offer. This was about three weeks ago. The 28 acres is still unleased and it is surrounded by horizontal Haynesville wells that are drilling and one horizontal Cotton Valley that has been drilled and is awaiting completion. Maybe things will pick up if Questar and Petrohawk announce wells with big IP's. Right now, I kinda like having it unleased.....Maybe I'll drill with them and keep 100%.
That's a lot of outlay for you, buying those minerals and then having to turn around to pay all the AFEs once you participate. But maybe it will all be worth it down the line.
Yes they will receive it. The company winning the bid on a state tract must pay upfront with certified funds.
Can anyone give the details on the Broadmor Groups contract? this seems to be the only current activity in the last month north of Sabine Parish.

We are in section 19 (that is stewart rd just off of 614 or "red point rd") and received 15,000 an acre. and1/4 royalties from Chesapeake. Don't take a bank draft , insist on a check!
