I turned down 25K, 15K and last offer was 5K for one acre lot on Bistineau. CHK was lessee. Has anyone had experience going non-consent with CHK which they would share? The section is force pooled and drilling is apparently eminent. Thanks, Jim

Jim you may want to post your question in the group "Unleased Mineral Owners", this same question has been hashed over thousands of times on here.
Some may disagree with me but I say it ain't worth your time and effort with only a one acre interest to go unleased. Kat Bloomfield has written a book on the subject here on GHS. There was a discussion that went on for months on GHS. Go back and read it but that may take you a couple of days and contributors have come and gone for certain reasons, some have chosen to erase all posts and leave, others have chosen to erase all posts and then come back under another moniker, then some have been kicked off many times and all their words erased, only to come back with a slight different voice but the same message. These gaps in the conversation may confuse some but you will need to read in between the lines.

For the third time, thanks I cannot find the group. Hope this gets to you this time.
If you choose to lease.....All I'll say is that even for a 1 acre lot, get a good O&G lawyer to make sure you get a good lease. I haven't heard of one landowner who liked Chesapeake. You need to protect yourself. It's worth the few hundred dollars.
Thanks, if their lessors do not like them, I can imagine how bad it will be to be a non-consent WI owner - although you would have a better legal position. I really thought they were a class act as an operator. I will look into this more.
Be sure to state what State you are in. Going non-consent may very well mean that you will face "soft music and slow riding" before you see a dime!

You may wanna check and see what CHK is paying for their (your) gas) before you go unleased..
Maybe you oughta go ahead and get your own vaseline (or KY if you prefer) before they charge you for it.
