We own 100% of the royalties on our land. The well was drilled close to Williamson Way and Kingston Road about 2 years ago. When or will I ever see any royalties off this well?

Loraine, no one can know the answer without some detail. Do you have a lease? If so it will reference the section-township-range which is important location information. Keep in mind that horizontal wells often have surface locations outside of the section/unit they are producing.
If you do not have a lease you are not due royalties. You are an Unleased Mineral Interest (UMI) and will receive 100% of your proportional share of production after well pay out subject to continuing lease operating expenses. Use the link in this discussion thread. UMI Basics by Caliente.

The important information is as follows:
The well is by Chesapeake and is Serial Number 242522. Contact Chesapeake and get directions on how to receive periodic updates on the well pay out. They may want you to provide some documentation of your ownership of the minerals. You shouldn't just assume that you own the minerals, you should review your deed or other conveyance document by which you received your ownership to make sure that the minerals were not reserved by a previous owner.

Based upon currently accepted models, the EUR works out to be approx. 4 - 5.5 BCF. Given CHK current prices paid (through marketing with CEMI), it would appear that you will not see proceeds until much later, if at all. However, if prices were to rise above, say, $5.50 - 6/mcf, within a couple of years, your outlook should improve within a couple of years of that, provided that there are no mechanical problems, etc.
I would not count on anything soon, however.
It is imperative that you send them a certified letter stating that you own the mineral interest. As the mineral owner this is your responsibility. They will not look for you and legally they aren't required to. From my experience with them, they will follow the mineral code to the letter. They do so because they are going to gouge you anyway by underselling your gas to themselves (CEMI) and overcharging you for "gathering". They charge as much as 33% for "gathering". Once you have notified them they will send you a statement of well costs and proceeds to date. You will continue to get that statement quarterly until the well pays out. Then you will get paid. You will get a better idea of how long until payout based upon the costs of drilling, which will vary from well to well. Good luck and let us know how it goes.
