Type "selling royalties" in the search box located at the top of this page and you can read some good post that explain a lot about minerals and royalties.
i would suggest never sell your lease you will get more yourself from royalty payments and they last longer if they don't drill you can re lease again when lease runs out
Only time will tell if selling part of your royalties is a good idea. Some folks benefit from selling royalties because of their circumstances, while others have the time and funds to "go for it", they choose to roll the dice on a well (drilled and producing).
I remember back in the 80's when the offers to buy royalties was a hot topic. The offers back then were in the $2000 range and several folks sold some of their royalty interest. Guaranteed money in the bank was hard to pass by, especially when a lot of folks were "land poor".
Some of these folks did very well by selling, no well drilled/dry hole, and the gas companies packed up and went away, leaving empty pockets for some of those who held out.
Only the person who owns the royalties knows their financial needs and based on those needs, they should look at all avenues.
