A regular meeting of the ShreveCentre Coalition Board of Directors was held December 2, 2008 at Holy Trinity Lutheran Church Parish Hall. President Jack McLeod called the meeting to order at 6:30. Jack introduced guests, Hershel Downs, Diana and Ron Canady, and Joey Greenwald. There was a majority of members in attendance to conduct business. The November 6, 2008 minutes were approved as distributed to the board of directors.

Directors returned the large maps. It was suggested they start a new spreadsheet of new NBLOI they may receive so Gif Gillen can be contacted at a later date to shade any lots that need to be updated. Jack asked for any neighborhood association representative that has not had an opportunity to shade the neighborhood they represent. Gerry Morton took map 2 and Mary Richter took map 3.

Gif Gillen reported that he needs to transfer the information on our maps to maps he can present to major oil companies. He is working with the MPC who is helping as a community project. It will be very advantageous to present the maps showing the total acreage represented and the locations including section, township, and range.
Hershel Downs will let the negotiation committee use one of his lease requirement agreements as a guide to develop the lease for SCC.
Gif again mentioned that drilling is taking place north of Hwy 1 and Ellerbe Road. It will help us when they start laying pipes to get gas to the refineries because the companies will need more land.
Jack got permission to give Tom Mattox of the Downtown Development Authority who is now working for the city on leases Gif’s email address.

Jack McLeod and Larry Farley attended the Haynesville Shale Expedition to see if they could gather any new information.
The question was asked again about those people who have already signed a lease. It was noted that they would have to deal with the oil company they signed with.
We were reminded to tell our members to beware of letters like the American Royalties, LP letter sent to the Apple Tree neighborhood. They want to buy an interest in your mineral rights. This opportunity is not in your best interest. Jack will scan this letter and send it to the board. At the request of the board, this information will also be placed on our website.
Larry Farley asked if the board of directors is interested in hearing from the representative of a Texas oil company who would like to make a presentation to us regarding mineral leasing. This company will have the capability of buying several sections of land and putting pipelines to the refinery. It was agreed to ask this person to come to our January meeting.

There was no unfinished or new business to be presented at this time.

Letters of Intent delivered to incorrect neighborhoods were distributed to the correct one.

The next SCC meeting will be Tuesday, January 20, 2009 at 6:30.

Being no further business to conduct at this time, the meeting was adjourned at 7:25

Sounds like they are still putzing around.
Sounds like they took such a big bite that the chewing and swallowing will take some time. I would speculate that they are still in need of quite a few letters of intent. That's one of the reasons I post every time I run across SCC news. And include a link to their website. Anyone interested can to the site and download a copy of the letter.
Thanks Skip - My neighborhood joined with SCC, but we never hear anything about the SCC minutes at our monthly meetings. Then again, our Board doesn't record any minutes of their Board meetings either. They think minutes of the HO monthly meetings where they announce what they previously decided are their minutes. Go figure.

I agree, they took a big bite, but with the situation with leasing right now, I don't mind. And with the size of my property, I was more interested in making sure my neighborhood didn't end up looking like neighborhoods around Libbey Glass & refinery.
You are welcome, sesport. I am a homeowner represented by SCC. I signed the "non-binding" letter of intent several months ago. IMO, the task to collect LOI's for such a large geographic area with untold numbers of land owners is huge. Not something that can be accomplished in a few months. I am not concerned for several reasons. When the properties are assembled, and documented, the development potential is HUGE! And the value is Great. The properties are in the core area of the HS. Any expectations that the SCC should have secured a deal when bonus offers were at their zenith is unfounded. And unreasonable. By the time the unpaid representatives of the Coalition have completed their work, lease values may well have changed for the better. Regardless of economic circumstances and the price of natural gas at the time, this is the LAST UNLEASED, CONTIGUOUS BLOCK OF HS MINERALS REMAINING IN THE CORE AREA OF THE PLAY. It will command a premium price. And beneficial lease terms. But only if sufficient numbers of landowners/homeowners participate. Every section represented in the townships covering these urban neighborhoods needs to have LOI's representing a large majority of the acres (75+% would be ideal). Those who wish to receive the maximum benefit should sign up. And be thankful for the efforts of the SCC representatives who work at the organizing and negotiating. Did I mention that they receive no compensation for their efforts? Disclaimer: I am not involved with the management activities of the coalition. I do however wish to receive the best lease terms and a fair market value for my .25 acres. I will remain patient and accept whatever the coalition finds to be a reasonable offer. For those who wish for that offer to come sooner rather than later, I suggest you sign the LOI and encourage everyone that you know to do so. The LOI can be downloaded at: http://shrevecoalition.com/
BTW - did you come by those minutes from a source inside SCC or did you find them through one of the links on their website. I just wish they would publish the minutes on their website.
sesport. The minutes popped up by way of my computer alert for SCC this morning. The one fault that I have with the coalition is that they do a less than admirable job of communications.
Skip - The Broadmoor Neighborhood Assn. (as you know, a big part of SCC) does a much better job of communicating, and you can often see the latest SCC updates on the BNA web site long before they hit the SCC web site. They posted the minutes of the last meeting within a week. For any HOA thinking of doing a web site, this is how it should be done. Renee. You are correct. The BNA website provides the information that I think most property owners are looking for. Furthermore I would like to see it posted to the site on a regular and timely basis and in several locations. The South Caddo Parish and Out of Towners groups specifically. If you know someone in the BNA who might be willing to do so, please pass along our request. I suspect that GHS members may assist in obtaining additional letters of intent that will help move the negotiating process along. Thank you for bringing the BNA website to our attention.
Thanks, Renee. And I applaud your Association's effort to keep your homeowner's informed. Not all Assoc's boards share the view yours does, that the better informed its members are the better off the Assoc. will be. Anyway, I've saved that link and will use it to find out what I need to know. I know our Pres. has said she gets the minutes emailed to her, but she's not sharing. I just have to do a work around. Thanks again, I have complete faith that SCC is working in our best interests.
sesport, I received an email containing the minutes on Dec. 6. I suspect that when I signed up with my neighborhood assn., (University South), I must have provided them with my email address. They have been good at sending me minutes of the meetings of the neighborhood assn. I suspect if you're not getting any communication, the problem lies with your neighborhood assn, not the SCC.
This is what I have said for some time....

They are too big and cover too wide of an area to do much good.

I also happen to know some of the areas thay say they represent are HBP. This will come out later.
