Ok, I am sure this question has been asked, and I have been going through the searches, but I was hoping someone could save me time! Almost all the wells I saw on the Department of natural resources show the wells as non unitized......ours included! i was told that if it was non unitized, you don't get any royalties. That just seems to unbelievable. Please shed some light.

Simplified view of how I understand it:

A "unit" is a defined area where certain mineral interests are pooled together. Each mineral owner gets a percent of the production of the entire unit based on the number of acres he owns.

If a well is drilled in to a unit, the proceeds are allocated to all the mineral interests in that unit.

If a well is drilled into an area that is not unitized, it should only drain minerals owned by people the production company has agreements with.

i.e. a "non-unitized" well will not be stealing your minerals.

That's the theory. Actual practice is somewhat more complicated, but, in theory, no one can take minerals owned by you without you receiving some sort of payment.


Where is "your" well? Township, range, section, well number, sonris link, etc.?
It is in Section 7, 13N 12W and Serial # 239228.
SL, the well you identified is "unitized" and was designated the unit well on 3/17/09 in Order #109-X-28. So all mineral owners in that section will be allocated a share of the production.
