Todd, welcome. Chesapeake now has a rig on site to drill the two wells that include your Section 5. That means you are probably getting letters making offers to buy your mineral rights or royalty. Buyers prioritize minerals that are getting new wells as it provides them with a quick return on their investment. In general, my opinion is that your mineral rights are an asset that you may sell or hold as you think best. Every instance is unique as to the value of the minerals and the needs of the owner. My only concern is that those who choose to sell get a fair market price. There are many variables to determining value. Your Section 5 has not had any Haynesville or Bossier reserves developed so you are looking at 12 wells over the long term. They should all be drilled in time but this is the point where they are most valuable to a buyer. Don't get in a rush to make a decision and don't let anyone rush you. Many buyers will put a time limit on their offer. Just know that up until a few months after the first two wells are completed and turned to sales, the value does not go down and it may very well go up. how long has it been since there has been 64 rigs running in the HA?
I don't recall off the top of my head. A long time....... but investor interest in natural gas and strong commodity prices have aligned to free up operators to increase production. We have been here before...several times. Reminds me of the saying, the cure for high prices is high prices. I hope supply doesn't get too far ahead of demand as heating season wanes.
